YOUR LEGAL DUTIES

Landlord gas safety duties, explained in plain English

Landlords letting property in England have specific gas safety duties under the Gas Safety (Installation and Use) Regulations 1998. The core obligations are annual: check every gas appliance, pipe and flue in the property, use a Gas Safe registered engineer, issue the record to your tenant and keep it on file. The framework is unchanged whether you let one property or one thousand.

Annual gas safety check

Every gas appliance, pipe and flue in the property must be checked by a Gas Safe registered engineer at least every 12 months.

Engineer competence

Only Gas Safe registered engineers may issue a landlord CP12. Our engineers are registered under number 638057 and hold the appliance categories for the work carried out.

28-day tenant record

Tenants must be given a copy of the CP12 within 28 days of the inspection. New tenants must be given a copy before they move in.

Two-year retention

Landlords must retain each CP12 on file for at least two years. Digital copies are held on your account and available on request.
