PLANNED MAINTENANCE

How does a PPM contract work?

A planned preventative maintenance contract covers gas, heating and air conditioning under a single agreement. Site visits are scheduled to a set frequency, statutory records are maintained on the client’s behalf, and remedial work is quoted before it starts. One contract, one point of contact, one invoice cycle.

Contract scope, visit frequency and response times are agreed at the outset and reviewed annually. Emergency callouts are included or priced separately depending on the contract structure. We report against agreed KPIs and share compliance records on request.

DESIGN, CONSULTANT AND CONTRACTOR WORK

Do we work to consultant and contractor specifications?

Yes. We work to specifications from architects, surveyors, M&E consultants and principal contractors on refurbishments, fit-outs and new installations. Our engineers are involved from early scoping through survey, quote, install, commissioning and aftercare.

Early involvement matters. Getting an installer into the conversation at design stage reduces late changes, keeps the plant sized correctly and gives the client a single accountable engineering team from concept through to handover.

Early scoping and survey

Site walk-through, load assessment and input on plant selection at design stage. Buildability review before drawings are drafted.

Install and commissioning

Installation to specification, benchmark registration where applicable, commissioning records and full manufacturer documentation.

Aftercare and PPM

Handover into a PPM contract at practical completion. Continuity of engineer, plant history retained, warranties supported through the term.

Do we install commercial air conditioning?

Yes. CP12 Gas Heating and Cooling is F-Gas certified for commercial air conditioning installation, servicing and refrigerant work.

We install ducted and cassette systems in offices, retail units and small industrial premises, and take on the ongoing F-Gas record-keeping under PPM.

Air conditioning can sit alongside gas and heating under a single PPM contract.

One engineer visit covers both disciplines where the scope allows, cutting site disruption and giving one compliance record across all systems.
