WHAT WE INSTALL

A-rated condensing combi boilers, correctly sized for your property

We install modern, A-rated condensing combi boilers selected to suit your property’s heating and hot water requirements. Whether you are considering a Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann or another leading boiler manufacturer, we will recommend the appropriate output and specification for your home. Every new gas boiler is installed and commissioned by a Gas Safe registered engineer to Building Regulations and the manufacturer’s requirements.

Minimum 92% ErP efficiency, A-rated

Every new gas boiler we install meets or exceeds the 92% ErP seasonal efficiency standard, A-rated for space heating, in line with the Boiler Plus regulations.

Boiler Plus additional measure fitted

Combi installs include a qualifying additional energy-saving measure — weather compensation, load compensation, a qualifying smart control or flue-gas heat recovery.

Correctly sized, not oversized

Output is matched to your property, radiators and hot water demand. Oversizing wastes fuel and shortens boiler life. A site survey confirms the right size before we quote.

Good modulation range

Boilers with a wide modulation range reduce output to match demand rather than cycling on and off. Better comfort, quieter running and lower fuel use over the year.

Time and temperature control, boiler interlock

Every install includes time and temperature control with boiler interlock, so the boiler only fires when heat or hot water is genuinely called for.

Manufacturer warranty registered

We register your warranty with the manufacturer on completion. Most major-brand combi installs carry a minimum 5-year warranty; higher-tier models can extend further.

Not sure which brand or model fits your property? That is what the site survey is for. We size the boiler, specify the controls and additional Boiler Plus measure, and price the full package in writing before any work is booked.

CHOOSING A BOILER

Combi, system or regular — which boiler suits your property?

The right boiler depends on your property, your hot water demand and your pipework.

A short site survey confirms sizing and layout before we quote.

Combi boilers

Combi boilers heat water on demand from one wall-mounted unit. No hot water cylinder, no cold tank in the loft. They suit smaller homes and flats with one bathroom, where space is tight and hot water demand is moderate. Compact, efficient and quick to install. Less suited to homes running several taps at once.

System boilers

System boilers work with a hot water cylinder but need no cold tank in the loft. They suit larger homes with two or more bathrooms and higher hot water demand. Faster cylinder refill than regular systems, a cleaner install and reliable performance when several taps may run together at peak times.

Regular boilers

Regular boilers pair with a hot water cylinder and a cold water tank in the loft. They suit older homes with existing traditional pipework, high hot water demand or low mains pressure. A straightforward replacement route where a full system conversion would be disruptive, costly or slow to complete.

Not sure which brand or model fits your property? That is what the site survey is for. We size the boiler, specify the controls and additional Boiler Plus measure, and price the full package in writing before any work is booked.

HOW WE WORK

Our boiler installation process from first call to aftercare

A predictable process for homeowners, landlords, letting agents and commercial clients. We work to the specifications of architects, surveyors, consultants and building contractors where drawings are in place.

  1. Early discussion

We take a brief by phone or email and confirm what you need, when, and any site or access constraints.

  2. Site survey

A Gas Safe engineer surveys the property, checks gas supply, flue route, controls and heating load.

  3. Written quote

Clear written quote listing the boiler, controls, filter, warranty and scope of work. No hidden extras.

  4. Pre-start meeting

We agree install date, working hours, isolation points and any impact on tenants, staff or trading.

  5. Install

Install by Gas Safe engineers. Old boiler removed, system cleaned or flushed and new boiler fitted.

  6. Commissioning

Gas rate check, combustion analysis, controls set, benchmark registered and warranty activated.

  7. Aftercare

Handover, user guide, annual service reminder, contact number for warranty-covered support.

ANNUAL SERVICE

Annual Boiler Service by Gas Safe Engineers

An annual boiler service keeps your boiler safe, efficient and covered under warranty. Our Gas Safe engineers follow an 11-step service procedure on every visit. Most home and landlord boiler-breakdown cover requires an annual service to remain valid. Miss a service and a claim can be refused.

What our 11-step service includes

  1. Visual inspection
  2. Controls check
  3. Flue and combustion analysis
  4. Gas rate check
  5. Safety device test
  6. Seals and case check
  7. Condensate check
  8. Expansion vessel check
  9. Magnetic filter check
  10. Benchmark update
  11. Written report.

Landlords: an annual boiler service and a valid gas safety certificate (CP12) are separate documents. We can carry out both in one visit.

BREAKDOWNS AND REPAIRS

24/7 Boiler Repair Across Essex and East London

Boiler broken down? Our Gas Safe engineers respond 24/7. We diagnose the fault, quote before we work and carry common parts on the van to fix in one visit where possible. If a repair is not economic, we will say so and quote a replacement.

No heating or hot water

Often a pressure loss, pump failure, motorised valve or ignition fault. We diagnose the cause, isolate safely and quote the fix before we replace parts. Same-day resolution in most cases.

Leaks and pressure loss

Dropping pressure, damp patches or visible drips point to a leak in the boiler, pipework or a bleed valve. We pressure-test, locate the leak, repair or refer for pipework, and refill correctly.

Fault codes and lockouts

Fault codes on the display usually flag a specific component or sensor. We read the code, run the diagnostic sequence, confirm the failed part and replace with a manufacturer-approved part.

24/7 emergency engineer standby. Suspect a gas leak? Turn off the gas at the meter, open windows and call the National Gas Emergency line on 0800 111 999 before calling us.

POWER FLUSHING

Power flushing to clear sludge and restore heating performance

What is power flushing?

Power flushing forces cleaning chemicals and water through your central heating system at high flow to strip out sludge, rust and scale.

Common symptoms include cold spots at the bottom of radiators, cold radiators upstairs, boiler kettling, noisy pumps, slow warm-up and repeated pump or valve failures.

Left untreated, sludge damages the heat exchanger and can invalidate a new boiler warranty.

Our power flushing process

Connect the flush pump, dose the system with cleaner, agitate and reverse-flush each radiator, drain and refill with clean water.

Then we dose with corrosion inhibitor, fit or replace the magnetic filter, and confirm circulation and temperature drop across each radiator.

When we recommend a power flush

Before a new boiler install on an older system to protect the warranty. When radiators are cold at the bottom, top or in isolated rooms. When the boiler kettles, bangs or repeatedly loses pressure. When system water runs black from a bleed valve.

FREQUENTLY ASKED QUESTIONS

Common questions about boiler installation, servicing and repair

A straight combi-for-combi swap in the same location usually takes one day. A boiler move, system upgrade or conversion between boiler types typically takes two to three days. Larger commercial installs run to a schedule agreed at survey. We confirm the timeline in your written quote before work starts.

Manufacturer warranties vary by brand and model. Most modern combi boilers from leading manufacturers carry a minimum 5-year warranty when supplied, installed, commissioned and registered by a Gas Safe engineer. Some higher-tier models and installer-accredited installs extend to 7, 10 or 12 years. We confirm the exact warranty term on your written quote.

Once a year. Annual servicing keeps the boiler safe and efficient and is a condition of most manufacturer warranties and boiler-breakdown cover policies. Landlords must also hold a valid annual gas safety certificate for each let property, which is a separate document.

Power flushing forces cleaning chemicals and water through your central heating system to clear sludge, rust and scale. You may need one if radiators are cold at the bottom, the boiler kettles or bangs, pressure keeps dropping, or system water runs black. We also recommend it before a new boiler install on an older system to protect the warranty.

Yes. We install and service commercial boilers for offices, retail, hospitality, industrial units and managed estates across Essex and East London.
